Hyer Vantage Was Created From First Hand Experience, Not Theory

Hyer Vantage is a rental portfolio advisory practice built by people who run rentals for a living, not consultants who read about them.

We operate six properties across Burlington and Raleigh. Every method we recommend to a client runs on our own portfolio first, which means we find the expensive problems on our own money before we ever find them on yours.

That is the whole reason this exists. We watched revenue, guest experience and owner confidence erode when decisions got made reactively instead of strategically. It happened to our portfolio before it happened to anyone else’s, and what we learned fixing it became the process we now run for other investors.

How we work

We are not going to hand you a report. We are going to tell you which of your properties is quietly funding the others, what your pricing is leaving on the table, and which of your units are in the wrong business entirely. Then we help you do something about it.

That last one matters more than most owners expect. A property earning steadily as a long-term rental can be the most expensive thing in a portfolio, not because it loses money, but because of what it would have earned doing something else. We look at both sides of that question rather than assuming the answer.

The part nobody advertises

Behind the strategy sits the unglamorous work: every expense classified to a property, receipts captured and matched, utility and vendor histories reconciled, taxes registered correctly in each county, and payments structured so the money trail matches the tax documents.

Most portfolio problems we find are not revenue problems. They are visibility problems. A fee set once and never revisited. A vacant house heating itself all winter. A subscription charged to the wrong property. None of it appears in a revenue report and all of it is real money.

If you own rentals in North Carolina and you suspect the portfolio could be doing more than it is, that is exactly the conversation we want to have.
